Project Outline
Client: Private Client
Architect: Hayatsu Architects Ltd
This project involved a complete house refurbishment for a local artist, whose distinctive vision and creative flair influenced many aspects of the design and transformation.
Our client prioritized sustainability by recycling and reusing materials salvaged during the strip-out phase. They were committed to restoring original features wherever possible and recreating those that could not be preserved. A great example of this is the custom wooden shutters that were crafted to match the original design.
In addition, we took a sustainable approach by repurposing crushed brick, stone, and concrete to create the aggregate for new terrazzo elements. The materials were carefully pre-crushed and graded on-site before being sent to our supplier for casting into the terrazzo pieces used in the kitchen worktop.
Exterior
One of the standout features of this build was the garden room, which featured a distinctive dome shape. This was our first time constructing a ‘room’ like this, and we embraced the challenge of bringing an entirely new concept to life. To achieve the unique shape, we began by installing curved shuttering and rebar, followed by a Cordex form. This innovative material allowed us to mould the room into the perfect dome configuration. To ensure proper insulation, we built a timber frame that maintained a consistent depth, then sprayed the structure with concrete. The exterior was finished with a beautiful mosaic cladding made from recycled ceramic tiles salvaged from bathroom renovations.
Given the room’s unusual design, we also worked closely on the fabrication and installation of custom doors and windows, fully tailored to the room's specifications.

Interior
Natural timber is a key element in the interior design of this project. We installed a new staircase and mezzanine using Douglas Fir Tilly board. In addition, we applied oak beading over clay plaster, utilizing a traditional technique that incorporates hay into the plaster to create a textured finish. The rich, warm tones of the oak beautifully complemented the soft, organic hue of the clay plaster.
A standout feature of this project was the installation of a bespoke timber bathtub, handcrafted and custom-made in Japan.

Project Details
This project was a true pleasure to work on, and we’re proud of the distinctive features that make it stand out. Alongside the stunning design elements, the project also involved significant structural enhancements.
We replaced the roof and installed eco-friendly insulation across all exterior walls, finished with lime plaster for a breathable, sustainable build. Internally, we demolished select load-bearing walls and introduced new steel supports to reinforce the structure.
All internal floors were levelled and meticulously repaired, while the bottom two treads of the original stone staircase were replaced with precision to seamlessly match the original design.
Budget - £3.8 million
